Project Details

Originally constructed in 2015, the Otto 1 residential development in Rosebery required significant remediation works to address various building defects affecting resident safety and comfort. The complex experienced extensive water ingress issues stemming from a systemic failure of the balcony waterproofing system, alongside other structural and compliance challenges that needed resolution.
In 2023, the Owners Corporation and Icon Project Management appointed RM Watson to undertake a comprehensive remediation program. Working closely with all stakeholders, the team developed and implemented solutions to meet three critical objectives:
  • Upgrade the waterproofing systems to eliminate water ingress issues and protect resident living spaces.
  • Execution of all necessary upgrades to achieve full compliance with the National Construction Code, ensuring the building meets current building standards.
  • Remediation of structural elements to resolve safety concerns and provide residents with a secure living environment.
RM Watson engaged LJ Carroll under a design and construct contract to design the following scope items.
  • A bespoke Fatra balcony membrane system which achieved full compliance with the NCC while simultaneously enabling the retention of the original balcony doors, delivering a significant cost saving to the owners.
  • Design for replacement of the original non-compliant balustrade system to meet current safety standards.
  • Design for replacement of the flammable cladding across façade elements and installation of a new 3mm thick solid aluminium cladding system.
LJ Carroll provided structural, façade and drainage regulated designs for the project including inspections and certification.
