Project Details

LJ Carroll was engaged by the Owners of Strata Plan 54893 and Willoughby City Council to deliver to provide structural, façade and remedial engineering services for the mixed-use hotel/residential site located at 37 Victor Street, Chatswood.
Given the age of the building, the original waterproofing elements had reached the end of their service life. This was manifesting in uncontrolled water ingress into habitable areas across the majority of building lots.
Works completed across the project included:

Removal of 350 delaminated curved balustrade glazing panels and installation of 9.52mm heat strengthened laminated clear replacement glazing.
Re-sealing of all original windows
Façade concrete repairs
Re-coating of entire façade using Ardex WPM 330.

LJ Carroll were engaged to:

Provide structural engineering designs for balustrade rectification;
Provide temporary works engineering advice, and;
Inspect 70 units experiencing water ingress issues, report on the cause of damage and provide recommendations for remedial works and further investigations.
